As the property owner, you select the service level that is right for your property. Evolve is ready to 'Prepare the Property' for a new resident, 'Lease Only' or provide 'Total Management' depending on your needs.
A strong Market Analysis is critical for a successful property management campaign. Let our Lease Coordinator provide you with a Comparative Market Analysis (CMA) so that you will know exactly how your property stacks up in the current rental market. This analysis may also highlight any improvements that are recommended at the property.
If this is the first time you have rented your property you may need to obtain a Basic Business License from the Department of Consumer and Regulatory Affairs. Don't worry, this isn't quite as daunting as it seems. Evolve has all of the necessary forms and we'll help you fill everything out. If you'd like, we can even file everything on your behalf for a small additional fee.
Now that the paperwork has been filed and the property is ready-to-go, our Lease Coordinator will schedule a day and time to come back to the property to take the measurements and photos we'll need in order to provide a detailed floor plan and other marketing materials for your property. We'll even shoot a short video so that prospective residents can enjoy a virtual tour of your property from the Evolve web site.
Evolve prefers to show available properties on a one-on-one basis (vs. Open Houses) because this allows us to establish a stronger relationship from the very beginning. When a prospective renter is interested in a property, we encourage them to complete a Rental Application and pay the Application Fee which allows Evolve to perform a 5-Point Check (Credit, Criminal, Terrorism, Employment Verification & Residency Verification). Once the resident is approved we collect the Security Deposit on behalf of the property owner.
Property Owners who sign up for Total Management may remain "virtually invisible" to the Resident. Your residents will have the convenient option to pay rent electronically every month. Best of all, Evolve handles all on-going communication and paperwork and provides real-time financial reporting to you, the rental property owner. Your rental dividends will be transferred automatically each month to a bank account that you designate. Since Evolve performs real-time reporting our owners receive funds on or before the 15th of every month which is 2-4 weeks faster than other management companies.
