A strong Market Analysis is critical for a successful property management campaign. Let our Lease Coordinator provide you with a Comparative Market Analysis (CMA) so that you will know exactly how your property stacks up in the current rental market. This analysis may also highlight any improvements that are recommended at the property.
1st Time Clients: Once you approve the CMA we will prepare the Management Contract for your signature. -
If this is the first time you have rented your property you may need to obtain a Basic Business License from the Department of Consumer and Regulatory Affairs. Don't worry, this isn't quite as daunting as it seems. Evolve has all of the necessary forms and we'll help you fill everything out. If you'd like, we can even file everything on your behalf for a small additional fee.
Once the property is vacant, our maintenance team can perform all of the painting, cleaning and minor repairs that may be needed in order to prepare for a new resident. -
Now that the paperwork has been filed and the property is ready-to-go, our Lease Coordinator will schedule a day and time to come back to the property to take the measurements and photos we'll need in order to provide a detailed floor plan and other marketing materials for your property. We'll even shoot a short video so that prospective residents can enjoy a virtual tour of your property from the Evolve web site.
Evolve has a peering agreement with over 4,000 websites designed to help prospective renters find a place to live. Immediately after your property is posted to our site, the information will begin propagating throughout the Internet to additional sites including Craigslist, Rent.com and many, many more. When a prospective resident finds a property that they are interested in, they will be instructed to contact Evolve so that we can schedule an appointment to tour the space in person. -
Evolve prefers to show available properties on a one-on-one basis (vs. Open Houses) because this allows us to establish a stronger relationship from the very beginning. When a prospective renter is interested in a property, we encourage them to complete a Rental Application and pay the Application Fee which allows Evolve to perform a 5-Point Check (Credit, Criminal, Terrorism, Employment Verification & Residency Verification). Once the resident is approved we collect the Security Deposit on behalf of the property owner.
Finally, before the resident is allowed to move in, we perform the Initial Inspection with your new Resident so they can note any pre-existing defects. Note: Residents are only responsible for any damages (beyond "normal wear and tear") that occur after taking posession of the space. If Evolve has been hired to provide Leasing Only, we will invite the property owner to join us during the Inspection so that we can provide a "warm transfer" where you will have an opportunity to meet your new customer and exchange important contact information including address for rent checks, and phone numbers for maintenance and emergency repairs. -
Property Owners who sign up for Total Management may remain "virtually invisible" to the Resident. Your residents will have the convenient option to pay rent electronically every month. Best of all, Evolve handles all on-going communication and paperwork and provides real-time financial reporting to you, the rental property owner. Your rental dividends will be transferred automatically each month to a bank account that you designate. Since Evolve performs real-time reporting our owners receive funds on or before the 15th of every month which is 2-4 weeks faster than other management companies.
We hope that nothing ever breaks at the property but if things do, Evolve offers 24-hour Emergency Maintenance and residents can take advantage of the eLink System in order to obtain quick resolution to questions or non-emergency issues. All in-house repairs for light and medium repairs are included in our regular commission so the only thing extra you'll pay for are materials and major repairs. Over 90% of repairs are resolved in-house and just over 87% of all Requests are resolved within 24 business hours or less.
